Hello Current and Future Investors,

CSQ has much to be grateful for as Thanksgiving approaches. Thanks for your faith in CSQ and investing with us! Speaking of appreciation, thanks to the investors who were able to make the 1955 Locust Ave. Celebration Dinner! We had a great time at The Tavern in Brentwood!

As you can see below, there are many projects well underway with lots of updates!

1955 Locust Ave. - First rehabbed unit rented above expected rent!

Before and after of the first rehabbed unit – On budget and a week ahead of schedule! This unit was on the rental market for less than 2 weeks before it was rented for $50/month above what we assumed in the underwriting. Construction is starting on 2 additional units which were recently vacated.

Reseda Medical Bldg - Elevator approval from City of L.A.!

Since my Grandfather built this building almost 70 years ago, it has been a Medical Building without an elevator. Finally, we have one and our patients couldn’t be more pleased!

1470 Elm Ave. - Moving along in Escrow

Inspections and Appraisal have been completed. We were able to negotiate a seller concession and an earn out portion of the loan which will be used to fund future remodeling. Two of the units will be delivered vacant upon close of escrow in early January! This is great news for getting construction underway and bringing these units to market rent. The other units will be upgraded as they naturally turnover.
