1955 Locust Ave, Long Beach: Lots of construction
Construction is ahead of schedule and on budget for this project. We had a few tenants move out early so we were unexpectedly able to start on construction on an additional 5 units last week! The construction crews are definitely busy! In the spirit of the CSQ tagline, “Finding a Better Way”, we are making some adjustments to the kitchen from what we learned on the remodel of the first unit. They are subtle changes to the island and cabinet layout but will make for an improvement to the use of space!
The exterior is now 100% complete with some highlight before/after photos below.
8455 Eton Ave, Canoga Park: R Babies Foundation
In the spirit of the holidays, it’s important to reflect on how we can give to others. At 8455 Eton Ave, we are doing just that. The R Babies Foundation (www.Rbabies.org) is the tenant and runs the house as a world-class sober living facility exclusively for women and children. Originally purchased in 2015 as a single family home, it underwent a year long construction remodel to convert it into a 22 bed sober living facility. It is currently home to 10 women and 6 children.
Reseda Medical Arts Building, Reseda: 100% Occupied!
Reseda Medical Arts Building (RMB) is 100% leased and many tenants are asking for extensions on the current leases. Tenants have been enjoying the new outdoor patio common area space! It’s a little oasis and RMB has become a jewel in the heart of Reseda. If tenant interest is any indication, the building has a bright future ahead!

1470 Elm Ave, Long Beach: 3 weeks until close!
This project is on schedule with close of escrow quickly approaching. The remodeling scope has been determined, bid out, and contractors selected and the LLC is being formed on 12/19 for a 2020 inception year. This means investor wire transfers will need to be initiated by January 2 for a January 7 close. Wire instructions will be sent to the investors shortly. The timing will be tight on this one so please be ready to DocuSign the finalized Operating Agreement and wire transfer your investments.
