CSQ Properties: Introduction to Investment Process

As a member of the CSQ Properties Investor Club, you can expect regular, high-quality content to help you make better investment decisions.

Here’s an overview of our investment process in a “frequently asked questions” format: 

 

How do I get started with investing with CSQ?

Some investments require that we have a pre-existing relationship with you. That’s why we have you complete a questionnaire and schedule a phone call with us.

We also want you to be 100% comfortable with investing with us, get to know us better, and have all your questions answered. We aren’t comfortable until you are.

Am I required to be an accredited investor?

No, but we are limited to a certain number of non-accredited investors, so if it’s an advantage if you are one.

Generally, an accredited investor is someone with a net worth exceeding $1M excluding the individual’s primary residence, or an income exceeding $200k in each of the two most recent years, or joint income with a spouse exceeding $300k in the two most recent years with a reasonable expectation of the same income level in the current year.

There are other ways to qualify but these are the most common.

What is the minimum amount to invest?

The minimum investment is $100k, but when we have a deal, it usually fills quickly (within 2 weeks or so).

Repeat investors will have access to the deals first with any available space offered to new investors.

How do I find out about new investment opportunities?

You’ll receive an email from us about an upcoming deal. If you’re interested in investing, simply log into our investment portal (be sure to activate your account now!) and click on the Current Opportunity. Your investment amount is simply a “Soft Commitment” which means it is not binding.

Then you’ll have a chance to review the legal documents and sign them via Docusign. Once that’s done, you’ll get the wire instructions and wire the funds either into escrow or the LLC account for the property depending on timing.

What happens after the close of a transaction?

CSQ will send out a newsletter monthly or quarterly depending on the activity of the property.

Quarterly newsletters include secure links to financials (P&L, Balance Sheet, and Cash Flow Statement) as well as the up-to-date rent roll.

It will also contain information about what happened the previous month, so you always know what’s going on.

When do I usually start getting paid after I invest?

This varies by project but it’s usually one to two quarters after closing. Distributions are typically made monthly once the property is stabilized.
